1. Feasibility studies – is what you are proposing reasonable and affordable, and what are the planning implications? We will hold a preliminary meeting for you to tell us about the project and for us to explain the design process to you in detail. We offer this preliminary consultation to you free of charge;
2. Survey work – measurement and record drawing of existing buildings;
3. Planning Application – we discuss options and we proceed with applying for Planning Permission only once you are 100% satisfied with the scheme. Please note this stage usually takes about two to three months to process;
4. Building Regulations – once Planning Permission has been granted, we progress the drawings to satisfy the current Building Regulations requirements. Usually this stage requires some input from a Structural Engineer, and we deal with any queeries which may arise and negotiate as appropriate until approvals are obtained;
5. Schedule of Works and Specification – we will complete the design information necessary for a contractor to tender for the works by providing you with a complete set of working drawings and a Schedule of Works;
6. Contract Administration – we will assist you in the tendering process, carry out regular site inspections, liaise with the Building Control body, the Contractor’s queries and hold regular progress meetings as may be necessary. This stage also involve the administration of the Building Contract.

Although the legislation has been relaxed a few times in the last few years in respect of GPDO (General Permitted Development Order) , the onus is on the owners to ensure they achieve a brilliant design given the PD constraints, and this is where our expertise comes in.
